Ask if you can have a home stager come out for an evaluation. This evaluation is on site, inside and outside and the beginning price is $150 for most properties. You can also invite the home stager to accompany you on your pre-listing appointment. Realtors get a $99 flat fee evaluation regardless of square footage.
