Today’s real estate market is changing and the way Realtors do business is changing. Buyers are increasingly going to the internet to look for homes. You know what they say, “A picture is worth a thousand words”. In areas where competition is stiff, staging your home is mandatory.
It is important for your listing to present well and photograph well. Do you want your listing to look like the Goodwill or Walmart or would you rather have it show like Neiman Marcus or Bloomingdales?
Without staging your listing, it will most likely sell for less, take longer to sell, or never sell. Realtors work too hard to see a listing expire with no sale. Sellers are frustrated and rarely recommend an agent who couldn’t sell their house. You feel bad, the seller feels worse.
Remember you only have one chance to make a great first impression.

- Many properties on the market (4,000+)
- Unrealistic sellers – overpriced – don’t know the market
- Lack of seller responsibility - We don’t have to do anything, do we?
- High seller expectations of Realtors – forgetting the market
- High numbers of vacant properties – more than at any other time
- Low absorption rates – longer time on market
- Less effective marketing – too much competition
- Sellers can’t view their home objectively – selling your house “as is” helps sell the competition
- Many buyers go to the internet to view properties- listing needs to show well in photos
There are only two things you can effectively control with the seller’s cooperation:
- The price and terms
- The condition and staging (merchandising a product to generate higher returns)
You cannot control:
The location, the market, interest rates, the competition or the economy
Staging can help with:
- The price – staged homes sell for higher prices than unstaged homes – see “FAQS” by HomeGain
- The condition – Staging gets your listing ready to sell, you are marketing a product
- The marketing – Less market time than unstaged properties
- Staging – merchandising your product to sell above the competition
- Before and after photos to use for marketing.
- Your listing is featured on the top internet staging website for FREE
- “Cerificate of Staging” given to all Fully Staged properties
- Open House support
- You will have confidence knowing your listing is professionally staged
- Working with an Accredited Staging Professional will give you the Staged Homes Advantage. ASP’s are the benchmark in Home Staging
- You make more money for less work
We are here to help YOU
and your SELLER.

When a home is staged, the Realtor, Stager and Seller work as a team to accomplish the task. Each person is responsible for their own duties, but working hand-in-hand with each other.
Benefits are:
- Seller takes responsibility for the condition of the property
- Agent concentrates on the price, terms and marketing
- Stager focuses on merchandising the home, turning it into a product for sale
- Working as a team this adds up to a faster sale at a higher price
“Staging is less than your
first price reduction.”
“Don’t lower your price – stage.”
Additional Benefits:
- Vacant Properties show better with furniture and accessories– just like model homes, buyers can imagine how it could be.
- Expired Listings are stale listings. Give them the lift of dynamic staging.
- Be known as Staging Realtor whose listings have the “WOW” factor
- Buyers attending open houses will be impressed and may buy your listing or hire you
- Your listing stands out with distinctive marketing materials with gorgeous photos

During your pre-listing appointment is the ideal time to tell your seller about home staging.
Many agents dislike telling the seller the negatives of their “cherished home.” When your presentation touches on the condition of the property, this is your time to introduce home staging. Emphasize that home staging is a partnership to get their home sold for top dollar and faster than unstaged properties. Explain to them that there are plans to meet every budget, time line and goal. Ask if you can have a home stager come out for an evaluation. This evaluation is on site, inside and outside and the beginning price is $150 for most properties. You can also invite the home stager to accompany you on your pre-listing appointment. Realtors get a $99 flat fee evaluation regardless of square footage.
We don’t want you to spend money. But rather we ask you to make an investment of your time, energy and dollars for the highest rate of return in the sale of your home.
