Two words: curb appeal.
Most buyers, approximately 76% – 80%, do a drive by first, either in person or on the internet. Your home must be inviting and persuade the buyers to go in and take a look. Give your home curb appeal and buyers will be dying to get inside. No curb appeal – and they pass right on by.
Home Staging includes the outside of the property.

As a general rule, I stage the rooms you can see first. Start at the front door and walk through your home the way a buyer would. You want the buyer to feel like they are being guided through the home and each room is welcoming them and leading them to the next. Kitchen and baths should sparkle. If you are on a limited budget, then by all means just stage a few of the rooms. There are many different staging plans starting at $150, depending on square footage and what needs to be done. Pick one that works for you.

Normally, you should expect to pay between 1% and 3% on staging your home. Home Staging includes clearing clutter, cleaning, organizing, repairing, improving and furniture, art work and accessories placement. You can expect a return on your investment (ROI) of 6% to 10% and a faster sale or a combination of the two.
| For example: |
$300,000 |

|
$3,000 |
1% Investment |
|
$18,000 |
6% ROI |
Most staged homes sell in 30 days.

Without realizing it, this is the message that clutter communicates to the buyer:
- There is inadequate storage space in this house
- This house is too small
- This house is not well maintained
Clutter eats equity.
