The way that you live in a home, and the way that you market and sell your house are two different things.
- Clean all carpets or replace if necessary. Do not offer an allowance;
it is less effective and costs you more. - Repair cracks in walls and paint a neutral color.
- Replace all light bulbs and make sure all lights are on for showings.
- Clean all window treatments and make sure they are open for showings,
- if they are outdated, remove them.
- Clean fireplace and glass doors
- Remove excessively large pieces of furniture – you want space
- Pack up all collections – they are distractions from your house
- Reduce books on shelves to just a few for decoration
- Reduce numbers of family photos
- Take down any awards from the bragging wall
- Get rid of newspapers and magazines
- Repair broken items like a dripping faucet, running toilet etc.
- Pack up all small items especially toys – leave out just a few
- Clean off the steps going upstairs
- Clean off all tables and remove any sign of smoking
- Clear off kitchen counters and leave only the bare essentials
- Clean grouted areas in kitchens and baths with bleach
- Remove everything form the front of the refrigerator
- Clean all blinds
- Clean stove, exhaust fan, oven and hood
- Keep all cleaning items under the sink
- Remove pet dishes out of the way of buyers
- Keep closet doors closed and the floors clear
- If you closet is packed, remove some of the clothes to storage
- Take all poster off the walls in kids rooms
- Reduce toiletries on bathroom counters to a minimum
- Get rid of mold and mildew
- Caulk tub and sinks if necessary.
- Remove toilet lid covers and keep seats down
- Use only one bath rug or none at all
- Neaten the garage and sweep out. Keep items in one area
- Moe boats and RVs to a storage facility
- Power wash walkways, drive, fence and house
- Paint exterior if necessary
- Reduce clutter on porches, decks and patios
- Clean outdoor furniture
- Remove all dead plants, trees and bushes
- Repair broken fencing
- Weed flower beds
- Keep lawn mowed often
- Clean all windows and doors and replace cracked ones
- Trim branches off the roof
- Get rid of firewood
- Keep children’s yard toys in he back in a defined area
